Well I didn’t buy any XSPA stock so
I don’t buy into things I don’t know or understand. The stocks that I have bought into are up 2-3x in the last 2 months, and no help needed from “professionals.”

I think that is what he is getting at. Your strategy of not buying anything that you don't know or have researched is a valuable point.

He just was using Xspa as an example as a lot of people woke up this morning jumping for joy only to have a rude awakening.

I still believe in their business though. It's made me a lot of money...and I feel it will continue to do so.

A lot of people don't do that and go in blindly....you would think they would know better.

Sounds like you are doing good...so keep it up.

Are you sure your stocks didn't go through a RS that you didn't know about too

Sounds like you are doing good...so keep it up.

That's just it right there. It just surprises me how someone can know a stocks has gone up so much, but isnt curious to look up why it's gone up so much.

Days like today are when I move any profit I have over into ETF's. Get more for my money and I know it will benefit me later as these are for years later.

I've been doing UCO, it's an oil ETF which is very volatile. But this ETF is at it's all time low. We will always be using oil, it's just a matter of when it will go back up. I got in at ~11.00.

I've had my eyes on that for a while as well, but I wouldn't want to hold it for a long time now that more and more companies are switching into alternative energy for the future. Then again alternative energy also requires oil to operate (building/maintaining the machinery and what not..), I see oil going down in price with lower demand, but also going up in price once it becomes scarce but that won't be any time soon.

I would love to get into an alternative energy ETF, but at the moment I've just been investing into individual companies instead.

No.....I was referring to Run Silent as he does this.

I did once a long time ago. Had an incident with a tenant not paying and then got an attitude. Needless to say I had the cops called on me when the guy slammed the door in my face....and I kicked the door down.

Told the police it was my door and I could do what I wanted...but that didn't go over too well. But I was younger and stupid.

So I wouldn't be a good landlord.

Yeah the current environment for rentals is scary for me. At any given time my tenant can stop paying under protection and I’d be on the hook with no protection.

I’ve had people In the past write me letters about how they can’t pay because their boyfriend beat the snot out of them and left the house etc. Hard to be a property owner and have a heart.

This is one of the concerns. But hopefully next year we don’t have to do that anymore.

The more levels of separation the better. Use a good property manager if you can.

Property managers can’t pay your mortgage if the tenant doesn’t. Doesn’t matter if you’re under a LLC or whatever.
Renters have a lot of protections

This is why I have to important rules for my rentals:

1) All my rentals are vacation rentals, no full time tenants. This resolves the problems that come up with evictions.

2) My foreign rentals are specifically in a country that has very lax laws as it comes to evictions. If I have a renter who stays past their rental agreement, I can simply have armed private security show up and physically remove them from the building. Problem solved, lol.
