Been in the area most of my life now and I can't disagree with anything you've said. Saturdays on the patio of the CDM Starbucks or better yet, Fashion Island on any day...wow.

You mean the two medical buildings on San Miguel/MacArthur? They probably account for most of the silicone deliveries in the US.
