Anyone here build from scratch? Say something simple, 2000sqft, 3 bed 2 bath 2 car garage, in MA. Maybe modular to cut costs?

This is such a loaded question. It truly varies on where you live, labor rates, etc.
Here in TX a decent new build house is going to run around $110/ft to build. Less for cheaper finish-out. $150/ft will get something nicer, and $200/ft is going to be high quality.

I have heard labor is higher in the NE so probably $150/ft but it’s hard to say without someone local chiming in.

And I assume this question is in regards to you getting a piece of land and getting a GC/custom home builder to build you the home on that plot of land. Or are you asking about having a new home builder put one up in a development?

I agree this is such a loaded question. In addition to the labor rates and materials cost, you have to see what you have to do in terms of utilities. Again assuming this is a plot of land you're purchasing to drop a home on.

He's dead on. Either check with a contractor or your insurance agent, they'd have per square foot pricing that will be very close. I went to my insurance agent and they were with a couple bucks close to the final cost when done. After all, they have to know incase of claims.

Yup, no way to answer without more information. Typically now here in Canada you're looking at about $400 sq/ft.

I've built 2 homes here in N TX.
Back in 2001 and most recently in late 2017.

Obviously, Texas is known for huge value for your dollar with building and land. I agree. I have family in So Cal and So FL. Both are ridiculously priced. Let's just say for my size home and finish out, our home would be several Million in either place. Here, under half a Million. Of course if I had built it myself without the service of a custom home builder, I'd have saved another $70-$100k. But of course we put down a substantial chunk from the previous sale of our other house.

Just looking at "Boston" looks to be 300-600$ per sqft. Meaning it could be a $1Mil build near the city and suburbs. A national average is about $150/sqft or 450K. In Pittsburgh it cost me about $242/sqft for a "premium" home. Modular homes are significantly cheaper, but you are limited on layout and design, it wont be fancy, but it will be efficient and well put together. ie no high ceilings or 3 car garages, balloon wood frame and bad noise isolation unless you put the money into thicker drywall/insulation yadda yada.


Research, shits expensive. and add 50% to whatever anyone quotes you because it ALWAYS changes. 'Change order'

A friend of mine built his house for $85k. It cost him $85K to build it. I hope this helps.

If you don’t plan and budget appropriately, with a LOT of contingency (for problems and upgrades), building or significantly remodeling can cost your marriage.

Typical 3,000 house rebuild will cost around 450~500k on 400k~500k lot here in northern NJ. Everything has to make sense. You don't just build out 2000sqft house for cheap. You will have to build the house that you can SELL in your neighborhood. Typically, if you have to ask, you shouldn't build as high risk is involved building a home in NE market. Better bet is to find a development area and do a custom build with the builder instead of going on your own.

For that size, in Toronto, you'd be looking at 600K to 700K, ready to move in.

About $400 per sqft here in the greater Seattle area. So, about $800k for a 2,000 sqft house. if you went home shopping in Seattle you'd spend about....wait for it....$800k on a similar 2000 sqft house. Builders arent dumb. The general market for building houses closely tracks the market for buying houses. It it were 50% cheaper to build a house, everyone would do it. If it were 50% more to build a house, no one would do it. So no matter were you live it's about a wash. The free market sees to that.

Just wanted to get general idea of what people think... especially was interested in modular from personal experience.
Was going to call about this land I liked, but I was sold yesterday lol, in less then 2 weeks.

In any way, I live in a condo and wanted to buy a house but wanted to stay under 500k.....which I think is not possible now. I have 2 small investment condos, I would have to sell one of those in order to go over my budget.....and I am not sure it's a good idea, but at the same time market is high and I can probably get really good money for it.

Yes, but not everyone wants to wait close to 6-8 months for house to build. Builders aren't dumb, but you can save here and there. I would probably need just foundation and framing done by builder, then I have my own people and myself to do the finish. Or go modular.

I dont care about design etc. 1970s house sell for 500k without any major renovations. If I can build a brand new house under 600k, i think it could be a huge win
